Ready homes
Start with lender pre-approval, then property valuation and final underwriting. Agree finance conditions before committing to a purchase. Disbursement and registration follow the lender’s approved process.
FINANCE, WITH PERSPECTIVE
Compare a ready-home mortgage, an off-plan payment schedule and the funding needed at handover. Start with a calculation, then confirm the terms with a licensed lender.
3.99% is ADCB’s published starting rate for specified customer segments. It is an editable illustration, not a personalised quote or live rate feed. Add your actual agency, trustee, bank, valuation, insurance and administrative costs under “Other upfront costs”; AED 12,000 is only a placeholder.
Rate source & conditions ↗Principal and interest only
Upfront estimate includes your selected registration allocation, 0.25% mortgage registration and other costs entered. Lender valuation can increase the cash needed. Insurance, recurring charges, rate resets and approval are not modelled. At exactly AED 5M, the expatriate illustration conservatively uses 70%; confirm the lender’s treatment.

Off-plan mortgages are possible for approved projects and borrowers. CBUAE sets a maximum 50% loan-to-value for off-plan purchases. Product availability and drawdown milestones are lender-specific.

Emaar publicly describes off-plan, near-handover and equity-release solutions with Emirates NBD and ADCB, including resident and international buyers. That is a published example, not proof that every borrower or unit will be accepted.
For Nakheel, Meraas, Sobha, Binghatti, Ellington, TownX, Danube, Imtiaz or SAMANA, ask the lender to confirm the exact project, phase and construction stage in writing. A developer’s name alone is not a bank approval.
