THE BUYER DECISION
Ready or off-plan? Start with when you need the home.
Compare certainty, cash timing and flexibility before comparing amenities.
A ready home gives you an actual space
A completed property lets you see its layout, light, outlook and common areas. Occupancy depends on the transfer and possession terms, including any existing tenancy. It can suit a fixed moving deadline or a buyer seeking a route to rental income sooner.
Off-plan spreads purchase payments
An off-plan purchase commits you to a future home and its contractual payment milestones. Before completion there is no apartment to occupy or rent. It can suit a later move or a staged cash plan, provided the handover balance and holding period remain affordable.
A mortgage and an instalment plan are different
A mortgage repays a lender with interest and lending conditions. An off-plan schedule pays the property purchase price under the sale contract. Borrowing at future handover depends on lender approval and valuation at that time. A lower-than-expected valuation can increase the cash needed to complete.
The trade-off is timing, certainty and cash
Ready homes provide a more visible physical product; off-plan relies on the agreed specification and future completion. Neither route is automatically the better investment. The relevant comparison is the actual unit, total expenses, payment dates, rental timing and the home you need.
