Ready apartment mortgage or off-plan payment plan in Dubai?
Compare cash today, monthly commitments, income timing and the completion balance using the same AED 2M price.
| Measure | Ready home with mortgage | Off-plan 30/70 |
|---|---|---|
| Initial price commitment | AED 500,000 deposit | Booking is part of AED 600,000 pre-handover |
| Recurring finance payment | About AED 8,337/month at assumed 4.5% | Contract instalments, not loan amortisation |
| Completion balance | Loan repaid over its term | AED 1,400,000 |
| Rental start | After transfer when available to lease | After completion and readiness to lease |
A ready home can be used sooner
A completed apartment lets you inspect the actual layout, outlook and common areas. It can be occupied or leased after transfer, subject to its existing tenancy and condition. A mortgage spreads repayment over years, with interest and lending conditions. An off-plan contract spreads purchase instalments but normally produces no rental income before completion.
Put both routes on the same numbers
For an illustrative AED 2M ready home with a 25% deposit, borrow AED 1.5M. At a constant 4.5% annual rate over 25 years, the amortising payment is approximately AED 8,337 per month. This is a calculation assumption, not a current bank quote. An off-plan 30/70 structure on AED 2M requires AED 600,000 before completion and AED 1.4M at handover. It is not a AED 600,000 property.
Rent and mortgage payments are different calculations
Assume annual rent of AED 140,000 and AED 30,000 of operating allowances. Net operating income is AED 110,000. Annual mortgage payments of about AED 100,050 leave approximately AED 9,950 of cash flow before tax and unmodelled costs. Part of the mortgage payment reduces principal, so cash flow and investment profit are not interchangeable. A vacant month or a higher interest rate can change this result materially.
The handover balance is the key off-plan question
If you plan to borrow at handover, obtain advice on eligibility and the lender’s valuation. A lower valuation can leave a larger cash gap. The schedule and any price premium for a longer plan should be compared with a cash-price alternative. Contractual assignment restrictions also matter if you expect to sell before completion.
Which route fits which buyer?
Choose a ready-home comparison when you need occupancy, inspectable condition or earlier rental cash flow. Include off-plan when the delivery date suits you and completion funding does not depend on a speculative resale. Compare the total cash committed, the largest payment and a weaker-rent or delayed-handover scenario before choosing.
