BUYER PLAYBOOK
A better payment plan starts with your cash flow.
Two 60/40 plans can feel very different. The dates matter as much as the headline.
Start with the cash you need now
Separate the booking amount, instalments, transaction costs and a practical cash reserve. A lower booking amount does not necessarily reduce what is due in the first year.
Map the dates, not just the split
Put every payment on a timeline. Compare the largest instalment, the frequency of payments and the amount outstanding at handover. Use the Skyline calculator to explore the split, then request the actual schedule.
Check the handover assumption
If your plan relies on financing at completion, confirm eligibility and timing independently. Treat financing as a condition to verify, not a guaranteed source of funds.
Ask for the same evidence
For each shortlisted project, request a dated payment schedule, the exact unit price and the relevant reservation terms. Compare like for like before paying a deposit.
