THE SKYLINE FIELD GUIDES
A practical route from neighbourhood search to renewal.
Consider the annual rent, payment frequency, security deposit, agency terms, utilities, cooling, internet, moving and parking. The lowest rent is not always the lowest annual cost. Compare the same inclusions across homes.
Inspect air conditioning, water pressure, appliances, windows, doors and signs of leaks. Ask who handles routine and major maintenance. Confirm furnishings and parking in writing. Photograph the condition with permission and record issues before moving in.
Confirm the property, landlord or authorised representative and broker details. Read the tenancy agreement and addendum, including payment dates, maintenance responsibilities, notice requirements and deposit deductions. Verify payment instructions independently.
Check the current Ejari registration procedure and required documents through Dubai Land Department. Coordinate building move-in permission, utilities, cooling and access cards. Complete a dated inventory and condition report with the other party.
Begin the renewal discussion early. Check the official rental index and applicable notice requirements for your circumstances rather than relying on neighbouring advertised rents. For a move-out, arrange the inspection, utility closure, key return and deposit review in writing.
Confirm the requirements for your transaction with the relevant authority, lender and professional advisor.
